Purchase of a freehold residential property

Our fees cover the anticipated work required to complete the purchase of your new home, including dealing with registration at the Land Registry and dealing with the payment of Stamp Duty Land Tax (Stamp Duty) if the property is in England, or the Land Transaction Tax (Land Tax) if the property you wish to buy is in Wales.

Disbursements

Disbursements are costs related to your matter that are payable to third parties, such as Land Registry fees. We handle the payment of the disbursements on your behalf to ensure a smoother process.

Stamp Duty Land Tax (on purchase)

This depends on the purchase price of your property. You can calculate the amount you will need to pay by using the HMRC’s website or if the property is located in Wales by using the Welsh Revenue Authority’s website here.

  1. there is one title number only.  Additional titles will be charged at our hourly rate.
  2. there are no unforeseen complications
  3. no indemnity polices are required
  4. the title is straightforward
  5. there is no element of Help to Buy in the transaction
  6. the property is not a new build
  7. no third parties are providing funding
